Does my attic need more insulation, or is something else going on?

Attic insulation in Hoffman Estates, IL is adding insulation over the attic floor, ideally after sealing the air leaks up there, so the heat you pay for stays in the rooms below and summer heat stays out of them.

Most calls start with an upstairs that's hot all summer, a room over the garage that never warms up or a power bill that keeps creeping up. Sometimes the attic just needs more on top, and sometimes there's a problem underneath that more insulation would only hide, so I look before I quote anything. We're licensed and insured, based in Hoffman Estates and working across the cities around it in the northwest suburbs.

What moves the price is mostly the attic's size, how many inches are already up there, how much sealing the floor needs and whether old insulation has to come out first. The schedule turns on the same list, because anything that needs fixing comes before we insulate, and the estimate is where you get your own figure.

  • Covers the attic floor over your living space, from the hatch all the way out to the eaves.
  • Includes sealing the gaps in the attic floor before any new insulation goes on top of it.
  • Old insulation that's soaked or full of droppings comes out first instead of getting buried.

What happens after you call us about your attic?

Here's how an attic job goes with us, from your first call to the walk-through at the end. I come out to look at most jobs myself, and our installers do the work.

  1. Call or send us a message

Call (847) 380-5407, email service@hoffmanestatesinsulation.com or use the form, and we'll get back to you to set up a time for me to come look. Have the attic's rough size in square feet handy, plus anything you know about roof leaks, old wiring, fans venting into the attic or vermiculite.

  2. I come out and look

I go up in the attic, or down in the crawl space if that's part of it, ask what you've noticed and show you what I found. Then I tell you what I'd do first and why, and if your attic doesn't need much, I'll say so before you spend a dime.

  3. Our installers do the work

If you go ahead, our installers work in the order we talked about, taking care of anything that has to come first. Most of the time that means sealing the attic floor and then insulating over it.

  4. We walk the finished job

When the installers are done, I go over the finished job with you, up in the attic if you want to see it for yourself. Your satisfaction, guaranteed.

How we do attic insulation

Before any insulation goes in, I go up and check for roof leaks, old wiring and any old insulation that looks suspect, because new material laid over a problem just hides it. If what's up there is soaked or full of droppings, it comes out rather than getting covered. Then our crew seals the attic floor, closing the gaps around ceiling lights, pipes, wires and the hatch, so warm air from the house stops pushing up through it. Last, we insulate over the whole floor at full depth right out to the edges, where attics are usually thinnest, and we keep the eave vents clear so the attic can still breathe.

When an attic already has insulation that's clean and dry, sealing the gaps and topping it up with blown-in insulation, loose fill blown through a hose, is usually a better buy than foam. Foam costs more and seals air as it insulates, so I lean toward it mainly when your ductwork or furnace sits up there. And if the drafts and cold floors aren't only coming from the attic, I'll look at the rest of the house with you as part of home insulation.

  • Seal the floor and top up with loose fill

This suits most attics, where the old insulation is dry and clean but too thin or uneven. We seal the floor first, then blow in loose fill to an even depth over what's already there.

  • Spray foam at the roof

This suits attics where the ductwork or furnace lives, because foam brings that space closer to the temperature of the house. It costs more, so I only suggest it when the attic really is part of how your house heats and cools.

Questions Hoffman Estates homeowners ask about attic insulation

These are the questions I hear most when I'm standing in someone's hallway looking up at the attic hatch. If yours isn't here, ask me when I come out.

What does attic insulation cost in the Chicago area?

Attic insulation installation in the Chicago metro area usually costs about $1 to $3 per square foot. That's the going rate for the install around here, not my quote, and any repair or removal your attic needs first is its own work. I'll give you your own number after I've been up there.

How do I know if my attic is ready for insulation?

Your attic is ready once the roof isn't leaking, any active knob-and-tube wiring up there, the old kind strung on porcelain knobs, has been replaced, and the bathroom, kitchen and dryer fans vent outdoors, which is what federal energy guidance says to take care of before insulating. If any of those need work, plan and budget for that repair first, since the insulation waits on it. If you have vermiculite, the gray-brown pebbly kind, tell us before anything starts, because the EPA advises assuming it may contain asbestos and leaving it undisturbed.

What is the best way to insulate an attic, blown-in or batts?

For most attics, blown-in loose fill such as fiberglass, rock wool or cellulose is the better choice, because it's usually less expensive than batts and settles in around joists and wires for better coverage. Installation costs can still vary from house to house, so it's a good first option to ask about when you compare quotes.

Can attic insulation be done any time of year?

Yes, most attic insulation projects can be done at any time, so you can schedule the work around your own plans. What usually sets the date is whether a repair has to come first.

Can insulation go over the recessed lights in my ceiling?

Only if they're IC-rated, a type that's airtight and made to be covered with insulation, and it's a good question to ask before any work starts. I check what's in your ceiling on the visit, so we know which lights need attention before insulation goes near them.

Do we have to leave the house while the attic is insulated?

Usually not for blown-in loose fill, since the work happens up in the attic, though it helps to keep kids and pets away from the hatch and the hallway under it. Spray foam is different, because the foam maker sets a re-entry time, when it's safe to come back inside, and we go by that.
